4.2 Building regulations
4.2.1 Main buildings The following rules apply to the construction of main buildings:
a. main buildings may only be built within a building plane;
b. the building plot may be fully built up;
c. a maximum of one dwelling is allowed per building plot,
d. the contents of a house, including extensions, may not exceed 750 m³ or the existing contents if this is more at the time the draft zoning plan is made available for inspection;
e. the frontage of a dwelling will be oriented towards the dike;
f. the maximum gutter height and building height do not exceed the amount indicated in the indication ‘maximum gutter height (m) / maximum building height (m)’.

4.2.2 Accessory buildings The following rules apply for the construction of accessory buildings:
a. the joint surface area of accompanying structures to a main building may not exceed 40% of the surface area of the zoning area, up to a maximum of 150 m², or the surface area existing at the time the draft zoning plan was submitted for inspection;
b. the maximum guttering and building height of accompanying structures shall not exceed 3 m and 6 m respectively;
c. The following rules shall also apply to accompanying structures built onto the house:
1. the gutter height shall not exceed 0.3 m above the top of the dividing structure with the second storey of the main building;
2. the building height shall not exceed 4.5 metres;
3. the width of accessory buildings built to the rear façade of the dwelling shall not exceed 2/5 of the width of the rear façade of the dwelling;
d. The following rules shall also apply to detached accessory buildings:
1. the gutter height shall not exceed 3 metres;
2. the building height shall not exceed 4.5 m.
