Description

Herengracht 570 A

This beautiful monumental canal house from 1670 is located on the Herengracht, in a popular location, between the Utrechtsestraat and the Amstel. The merchant's house, more than 7 meters wide, was founded around 1670 and has a neck gable with animal figures (dragons and bears) as wing pieces (XVIIIa). In the top is a coat of arms with a lifting beam covered with a wooden crown. Above the door is a beautiful carved window (a decoration in the fanlight of the entrance door) from ca 1800 and the window frames on the canal side have a rod division according to the French neoclassical Empire style.

This unique apartment of no less than 289 m² with a beautiful, deep south-facing garden and a newly built garden house is located on the first floor and the basement of this canal house.

The apartment was completely renovated in 2016, where authentic elements have been restored and combined with modern materials. A special feature of this very bright apartment, in addition to the deep garden, is the large terrace on the living floor, where you can enjoy the sun in complete privacy.

Entrance
The spacious wide entrance door, with a beautiful cut window, can be reached via the original stone stairs, with ten steps, and provides access to the communal hall.

When entering this apartment on the first floor, the beautiful, high, eighteenth century, ceilings immediately catch the eye, as well as the sunlight that flows generously through the large glass doors into the room. This former hall is a breathtaking space, where the handmade open kitchen seamlessly transitions into a spacious dining and living area. The patio doors to the south-facing terrace make living in this apartment an experience. No less than 32 m² in size, this terrace has a wonderful view of the private garden. The silence in the garden and on this terrace is impressive

The stylish modern kitchen (handmade in 2016) has a monumental chimney with a gas stove with double oven (Viking), a microwave and refrigerator and a kitchen island with double sink, dishwasher and plenty of storage space. The decorative open display case build from the top of the kitchen to the ceiling, gives a lot of atmosphere and enhances the feeling of height.
The dining area with the Empire fireplace runs via a small difference in height into the living area with ceiling-high glass windows and doors, through which an exceptional amount of light enters this living space. The large windows and doors at the rear of this floor, give the inhabitants of this apartment a beautiful view of the deep garden and the garden house.
At the front of the first floor is the spacious office. The ceiling-high windows offer a beautiful view on the canals. Working here becomes a pleasure.

The floor on the first floor is a light oak herringbone parquet with underfloor heating.

Basement
The modern staircase leads from the center of the living area to the basement. The original wooden beams, partly kept in view, and the open, modern staircase with glass balustrade, give a very spacious feeling. In the middle of the basement is a large multifunctional space, currently used as a lounge and cinema room.

The two bedrooms at the garden side of the apartment have built-in wardrobes and an unobstructed view on the quiet garden. Patio doors provide access to a second, spacious terrace that connects to the lush garden.
The bathroom has been realized in the former fire and bombproof safe, from 1927, and is accessible through the original safe doors from the lounge and from the two bedrooms. The space is heated with underfloor heating and a design radiator and is equipped with a jacuzzi, double washbasins, a walk-in shower, urinal and toilet. The walls are finished with a marble tile and the floor with a large concrete-look floor tile. The mirrors on either side of the room, the bright lighting and the niches in the walls provide an extra spatial effect.

At the front of the basement is the 3rd bedroom, on the canal side and a second bathroom with a toilet, a bath, a walk-in shower and a washbasin.

The entire basement floor is a light, wide oak plank floor and, except for the two bedrooms on the garden side, the original wooden beams have been kept in view.

The basement is also accessible from a separate entrance on the canal.

Garden
The symmetrically landscaped garden is more than 22 meters deep over the full width of the house and is facing the south. side. Both the rear facade and the garden house have a spacious terrace where you can enjoy the beautifully landscaped garden. The axis in the middle is briefly interrupted by a classic flowery ornamental pot and on either side of the axis you can find various hardy and flowering plants and shrubs as well as a few mature trees.

Garden house
The classically symmetrical garden house, built in 2017, has a pantry, plenty of cupboard space (including a large folding bed), a walk-in shower and a toilet. The space is very light through the high French doors and the skylight, all with double glazing. The mirror above the cupboard wall contributes to an extra light and spacious effect. The double garden doors can be opened completely, like a harmonica.

Neighbourhood
The apartment is located in the beautiful canal belt with many amenities within walking distance. Shopping is possible around the corner in the Utrechtsestraat with many fine shops, restaurants, caterers and cafes. Cultural facilities such as the Stopera for ballet and opera and the Royal Theater Carré with various performances. The Waterlooplein and the Amstelveld with its lively flower and plant market on Mondays provide a real city feeling. Restaurants and cafe's are within reach on, for example, the Rembrandtplein and a large AH ??on the other side of the canal could provide for the daily necessities.
The Amstel is visible from the raised sidewalk with the iconic white drawbridge (the Walter Süskindbrug). With a boat in front of the door (navigation vignette necessary) the entire center is easy to navigate.
The Ring A10 can be reached in 10 minutes by car and trams 4 and 14 are within walking distance, as is the Metro (at Waterlooplein).
